Job Description:

We are seeking a strategic, results-driven, and operationally minded Director of Operations to oversee a portfolio of multifamily properties in the Puget Sound area. This leader will manage daily operations, guide regional teams, and ensure financial performance and compliance standards are met. Reporting to the Vice President of Real Estate, you will partner with another regional Director and work closely with the Owner and executive team to execute the company’s operational strategy. The ideal candidate is both a big-picture strategist and a hands-on leader who can coach, inspect, and drive execution at the site level.

This is a Hybrid position 2 office days per week.

Essential Functions: Include but are not limited to: Portfolio & Property Operations
  • Oversee property performance, safety, maintenance, and regulatory compliance across the Southwest portfolio. Develop and implement action plans for properties overseen in portfolio based off company standard for delinquency, vacancy, and overall property performance.
  • Conduct routine site inspections with detailed quarterly reviews to assess curb appeal, leasing efforts, safety, and maintenance.
  • Lead all operational rollouts of new technologies, software, and services.
  • Direct and monitor construction and capital improvement projects. Determine best course of action between in-house or third party.
  • Partner with the Marketing team to guide leasing and retention strategies.
  • Review and approve marketing plans and advertising programs to maximize exposure and NOI.
Financial Oversight
  • Lead annual budget planning and oversee ongoing budget performance and forecasting.
  • Regularly analyze revenue, expenses, rent pricing, concessions, and market data to improve NOI and competitiveness.
  • Serve as invoice manager and identify cost-saving opportunities across vendor contracts. Manager vendor relationships across portfolio.
  • Evaluate delinquencies, collections, and eviction strategies to support property-level financial health.
Leadership & Team Management
  • Lead, mentor, and coach Regional Managers through regular 1:1s and weekly meetings.
  • Hire, train, and develop team members with a focus on accountability, growth, and performance.
  • Energize team to drive structured communication and problem solving.
  • Model best practices in leasing, customer service, and maintenance standards.
Resident Experience & Engagement
  • Uphold The Neiders Company’s vision of transforming lives through exceptional housing.
  • Establish strong resident communication protocols and customer service expectations.
  • Lead resident retention and engagement initiatives that build community.
  • Quickly and professionally resolve escalated resident concerns or complaints.
Compliance & Risk Management
  • Stay current on and enforce fair housing, OSHA, local, state, and federal regulations.
  • Ensure compliance with affordable housing programs (e.g., HUD, Section 8, LIHTC), as applicable.
  • Oversee property safety standards and insurance/risk management inspections.
  • Work directly with HR on high level issues with staff including discipline and termination
  • Handle all legal cases against the properties. Ensure proper documentation and support is received for any incidents that occur at the properties.
  • Primary response to all major emergencies for all sites. Respond immediately to any fires and coordinate repairs through completion.
Reporting & Strategic Communication
  • Lead weekly operations meetings to report KPIs, review performance, and drive results.
  • Maintain strong communication with Owner, VP of Real Estate, Accounting, and HR teams.
  • Partner with the CFO and Accounting teams to improve accuracy and timeliness of financial and lender reporting.
Qualifications
  • Bachelor’s degree in Business, Real Estate, or a related field (preferred).
  • 10+ years of progressive multifamily housing experience.
  • 5+ years of senior leadership in property operations.
  • Experience managing large portfolios.
  • Strong understanding of budgeting, forecasting, and revenue optimization.
  • Proven ability to lead and develop cross-functional teams.
  • Proficiency in Yardi, Microsoft Office Suite, and Gearco preferred.
  • Valid driver's license and willingness to travel regularly within the Southwest.
