Description
Directly responsible for the management, supervision, and coordination of carpentry/paint/lock shop operations and capital construction projects ( Examples
Primarily responsible for the maintenance and operations of the carpentry/paint/lock shops within the Facilities Services organization including the direct and indirect supervision of technical, clerical, administrative, and trades personnel related to these shops. Manages the key control system software and assists the locksmith with the key authorization policy implementation. Investigates roof leaks, directs the carpentry shop for their repairs, and outsources larger repairs to local roofing companies. Additional duties of project management for smaller capital construction projects, including estimating, budgeting, scheduling, coordination with university personnel, contract administration, and quality control of the construction process. Manages all operations including electrical, utilities, custodial, grounds, fleet, and construction projects in the absence of the Associate Vice President for Facilities Services and assists in developing strategies for improving customer service. Sets the direction for greater efficiency and effectiveness of the carpentry/paint/lock shops' operations; provides budgeting and planning guidance for these three shops; oversees job/worker order operations to ensure accurate cost estimates for these three shops; develops preventive maintenance programs for these three shops. Evaluates performance of staff and actively participates in hiring decisions and dismissals.
Physical Condition
Moderate physical activity required with occasional lifting of objects weighing more than fifty pounds. Must be able to crawl, stoop, climb ladders, and stand for extended periods of time.
Experience
Eight or more years experience including management and supervision of building maintenance and its personnel (electrical work, plumbing, carpentry, lock shop, HVAC) and building construction oversight ($250k+). . Eight or more years project management experience of small ($100k-$500k) construction projects. This shall include creation and management of specifications, statement of works, bid documents, estimates, budgets, schedules, construction activities and documentation. Experience working in a university environment is preferred.
Knowledge
Must be skilled in the use of personal computers with working knowledge of Microsoft applications: Word, Excel, Access, and PowerPoint. Working knowledge of AutoCAD, or willingness to learn, highly desired. Must be an effective organizer, communicator, writer, and performance evaluator. Knowledge in all aspects of building systems, operation, materials, methods, and technology.
Education
Bachelor's degree required, in building construction, business, a recognized engineering discipline, or related fields. Equivalent relevant experience may be considered in lieu of a degree.
Additional Requirements
Must have strong leadership, excellent written and oral communication skills, and interpersonal and motivation skills. Skill in planning and effectively managing multiple projects to completion. A strong commitment to deal with contractors, vendors, university administrators, and a diverse workforce with courtesy and professionalism. *An employment physical examination is required. *A valid Texas driver's license is required. * Must be available some nights and weekends. Must periodically serve on a standby or on-call basis.
