Responsible for assisting the Vice President of Third Party Client Services with establishing long-term partner relationships to grow Gables Third Party Fee Management business. This position assists with identifying potential new business, responding to RFPs, providing client market information and management agreement negotiations. The position requires fostering and maintaining good relationships with all department associates within Gables, third party clients and industry professionals.
*This position may be based in Atlanta or Dallas*
Essential job functions include:
- Research potential prospective management opportunities for clients that fall within business parameters, including geographical, stability of client and quality of asset.
- Assists senior management with identifying market changes and procurement of new management opportunities.
- Lead organizer for RFP presentations to include underwriting, market assessments, marketing plans and operational strategy.
- Supervise and execute the production, proof reading, editing, assembling and delivery of RFP packages for VP approval.
- Prepare client bios and debriefing data prior to new client meetings and presentations, explaining client needs, company platform and objectives.
- Prepare financial underwriting and valuation assistance to clients who are pursuing potential acquisitions.
- Contribute to the ongoing development of RFP and Third Party marketing materials to ensure relevant and compelling Gables presentation of services.
- Organize and maintain RFP document library.
- Assist in preparation and delivery of property management agreements.
- Be able to prepare FedEx printing instructions, place printing orders and arrange pick up/delivery of RFP packages.
- Assist in client on-going communication through implementation of a consistent client touch points program.
- Assist to coordinate initiatives, activities, and strategies for new business development and client appreciation efforts.
- Update and maintain the database for prior, current, and potential clients including New Business Tracking, Client Contact Information and Acquisition/Disposition forms.
- Assist with scheduling communication meetings with operations teams in all regions.
- Assist with consulting agreement tasks: budgets, design, unit mix, client requests.
- Assist with the coordination of due diligence assignments.
- Set up Due Diligence worksheets and assist with the data collection and recording.
- Assist with Third Party special projects to improve and maintain high level of client services and needs. Examples: budget shells, monthly and quarterly reporting, special initiatives.
- Prepare high level RFP budgets for VP and RM review, using Gables template.
- Contribute to the ongoing development of RFP and Third Party process to ensure maximum efficiencies in production.
- Attend multifamily industry functions, conferences and networking events.
- Other duties as assigned by supervisor.
Qualifications

Education
- Bachelor's Degree or higher.
- A minimum of 5 years' experience in the multifamily housing industry, preferably in a third-party services or Regional operations role
Attendance/Travel
- Ability to work hours as need to perform position requirements satisfactorily as a salaried position exempt from overtime. The position is scheduled for a typical 40-hour workweek, but travel, training and additional demands may call for significantly more hours as needed.
- Ability to travel within the United States, travel time averages 20 percent but may increase or decrease based on needs.
- Ability to pay all travel expenses up front, to be reimbursed by company after approval.
- Major credit card for travel purposes
Licenses/Certifications
- Valid driver's license and current automobile insurance is required; position requires own vehicle to fulfill all of job's functions
Competencies and Skills
- Excellent written/verbal communication skills
- Conversant knowledge of the multifamily housing industry
- Strong sales background
- Excellent Microsoft Office skills, with an emphasis on Excel and PowerPoint
