Salary: $196,000 - $220,000 per year DOE, Salaried/Exempt

Schedule: Full-time; Monday - Friday; Hybrid work environment

Job Responsibilities:

    Leadership & Personnel Oversight

    • Provides leadership, empowerment, accountability and vision for Regional Directors, Regional Managers, and site teams.
    • Sets goals for Regional Team and ensures accountability.
    • Demonstrates proactive strategic thinking and problem-solving.
    • Actively participates in team meetings, offering strategic input to meet enterprise business goals, solve for complex issues, and more.
    • Accountable for their portfolio’s performance and ensures their associates have the resources, training, and support they need to be successful.
    • Identifies and executes initiatives to meet company objectives.
    • Key stakeholder for roll outs of new policies & procedures.
    • Consults with Human Resources and leadership team on high level personnel issues including terminations, recognition and rewards, compensation, and terminations

    Financial

    • Reviews and approves budgets from the Regional team.
    • Provides training and guidance for Regional team on budget creation and management.
    • Holds Regional Directors and Regional Managers responsible for the financial success of their portfolio.

    Administrative/Office

    • Ensures adherence of documentation and reporting requirements of Regional Directors.
    • Maintains consistent metrics & KPIs to identify trends and provide input.
    • Provides recommendations and support to regions where needed.

    Client Relations & Quality of Service

    • Maintains strong relationships with Clients with the ability to be flexible and adapt to various communication styles.
    • May attends Client meetings and serves as an point of escalation for concerns.
    • Sets standards for building a true sense of community, in alignment with our Values & Purpose.
    • Sets a high standard of customer service and holds teams accountable to this standard.
    • Visits properties on a regular cadence to have a leadership presence and verify quality maintenance, grounds, and leasing office standards of Peerless Presentation.

    Marketing, Leasing, and Analytics:

    • Holds Regional Directors and Regional Managers accountable for partnering closely with the Marketing team to provide market, product, financials, and analytical expertise to leadership team and owners.
    • Maintains awareness of market/industry conditions and trends via trade publications, professional organizations, etc.
    • Holds Regional Directors and Regional Managers accountable for top quality leasing with a strong awareness of occupancy and exposure.

    Safety, Compliance, and Risk Management

    • Maintains awareness of property incidents, identifies patterns, and ways to mitigate risk.
    • Ensures all Regional Directors and their portfolios are conducting business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to the multi-family housing industry.
    • Maintains awareness of changes to rules, regulations, and laws impacting properties in their territory. Ensures Regional Directors are aware of these changes and understand how to address them for their properties.

    General

    • Performs any additional duties or tasks as assigned by the Executive team.

    Desired Qualifications:

    • 5+ years experience in the multi-family housing industry in a leadership role, preferably with experience in the Seattle area.
    • 3+ years experience as a Regional Manager with experience leading a large team and portfolio.
    • Proficient in Yardi, On-Site, and Microsoft Office.
    • Experience creating and overseeing budget and property financials.
    • Certified Apartment Portfolio Supervisor (CAPS).
    • Driver’s license and insurance coverage (travel to properties is an essential function of the role).

    • Ability to meet deadlines and hold others accountable.
    • Must be able to delegate responsibility to others with well thought out direction and to trust and verify accuracy and timely completion.
    • Able to make high-quality decisions sometimes in a fast paced environment.
    • Strong understanding of market conditions and trends.
    • Ability to effectively communicate both written and verbally.
    • Highly Organized and detail oriented.

    Work Environment & Physical Requirements:

    • Ability to travel to properties within the portfolio on a regular cadence.
    • Works from home and/or the Home Office in Seattle, with the ability to attend in-person meetings with clients, Executive team, etc.
    • Ability to sit, stand, and walk throughout the day, depending on specific needs.
    • Frequently working from a desk using a computer/phone, typing, writing, and utilizing office technology.
    • Occasional need to bend, stoop, squat, climb stairs, push, pull, take elevators, and reach above shoulder level.
    • Ability to lift, move, or carry items as needed.
