Regional Maintenance Director

Position Overview
The Regional Maintenance Director oversees the maintenance of properties throughout an assigned region or portfolio. Responsibilities include coordinating and planning all maintenance activities, analyzing reliability issues, equipment needs, and predictive or preventative maintenance programs, checking a building’s hydraulic or electrical systems, and overseeing or planning repair, installation, and upkeep activities at a facility. The Regional Maintenance Director will also create and maintain relationships with vendors and contractors, inspect the elements of the facility to determine if repairs are necessary, check the systems for functionality, and ensure compliance with all safety and health policies.
Key Responsibilities (Essential Duties and Functions)

Mentoring and assisting maintenance supervisors of various apartment communities in assigned area.
Provide technical support and back-up for all non-routine maintenance problems
Evaluate, implement and manage capital improvements
Evaluate procurement practices and make recommendations
Report to Area Manager on the progress of all capital projects
Conduct physical inspections of all areas to evaluate conditions and ensure they are within company standards
Conduct physical inspections prior to all HUD and investor audits/inspections.
Be involved with physical property assessments.
Coordinate implementation and monitor maintenance teams' adherence to a preventive maintenance program for all the properties
Visit each property and conduct periodic inspections to review in detail the property's curb appeal, common areas, and maintenance shops and note any deferred maintenance items for subsequent follow-up with a complete report to Area Manager(s)
Implement that each property maintains a professional image and attitude in keeping the objectives of the company and residents' well being
Meet with vendors/contractors to acquire bids and oversee work for property damage outside the scope of routine maintenance
Set up educational seminars for maintenance staff
Conduct "toolbox" talks for ongoing training on safety and other topics
Experience with budgeting for related projects and maintenance items
All other duties as assigned by the Regional Director
Experience
Minimum of 7 years supervisory experience.
Math ability including multiplication and division.
Dependability and reliability in following through with responsibilities.
Leadership and management experience required
Must have building knowledge in the areas of electrical, pool, carpentry, plumbing, appliance repair and other typical apartment repairs and be HVAC certified.
Must have a valid driver's license.
Ability to perform all duties outlined above.
