Regional Maintenance Director - East Bay Area / Northern California

What We're Looking For:

We are seeking a skilled Regional Maintenance Director (RMD) to join and support our team in the East Bay Area in Northern, CA . This person will supervise maintenance and capital improvement projects for approximately 14 apartment communities with additional projected growth in the next year. The RMD will oversee capital improvements, general maintenance operations, and maintenance associate training.

This is a full-time position with full benefits. Pay range: $80,000 - $100,000 per year.

Key Responsibilities:

Service Productivity:

  • Assist in monitoring quality and quantity of market-ready apartments.
  • Ensure upkeep, cleanliness, and curb appeal meet CONAM standards.
  • Oversee semi-annual smoke detector and AC filter inspections.
  • Monitor maintenance service requests and assist with improvements.
  • Ensure each community conducts two interior inspections annually.
  • Supervise capital improvement contracts and major projects.

Staffing:

  • Interview and hire Regional Maintenance Supervisors and Roving Technicians.
  • Prioritize scheduling of Roving Maintenance Technicians.
  • Interview and recommend candidates for Maintenance Supervisor positions.

Education & Training:

  • Promote CONAM policies and provide training to staff.
  • Schedule and conduct maintenance courses.
  • Ensure Maintenance Associates have required certifications.
  • Stay updated on new maintenance practices and legal requirements.

Purchasing:

  • Oversee landscape maintenance and negotiate vendor contracts.
  • Re-bid vendor services annually and maintain the vendor guide.
  • Ensure quality standards for products and negotiate with non-compliant vendors.

Workplace Safety:

  • Enforce safety regulations and ensure safety equipment is used.
  • Review community inspection reports for compliance.

General:

  • Ensure compliance with CONAM’s key control policy.
  • Maintain communication with clients and Asset Managers.
  • Assist with community renovations and acquisitions.
  • Participate in preparing annual capital budgets and manage the Cap Ex Tracker.
  • Oversee interior renovations and ensure timely, quality completion.
  • Perform Due Diligence inspections.

Driving:

  • Ability to drive locally for business purposes pertaining to property management maintenance.

Other Duties:

  • Perform additional tasks as assigned.

Who You Are: (Requirements of the Position)

  • Experience:
    • Minimum of 5+ years of hands-on experience in regional apartment maintenance.
    • Minimum of 2+ years in a supervisor role guiding high performance teams of employees and contractors.
    • Knowledge of budgeting, managing, and completion of Cap Ex.
    • Knowledge of the building trades such as electricity, carpentry, and plumbing
    • Able to read and interpret blueprints and building codes
    • Manage and track life safety Systems
    • Must have prior working experience supervising contractors and a thorough understanding of the contracting process
    • Possess knowledge of liens and lien laws
    • Must have a valid driver’s license and auto insurance
    • Technical Experience: Able to handle tools and power equipment, such as drills, saws, grinders, electrical testers, HVAC systems, and plumbing tools. including proficiency in plumbing, electrical systems, HVAC, appliance repair, and general carpentry
    • Tech Savvy: Proficiency in Microsoft Office Applications strongly preferred
    • Problem-Solving Skills: Strong troubleshooting abilities to quickly assess and resolve maintenance issues, ensuring minimal disruption to residents.
    • Communication: Excellent verbal and written communication skills to interact with residents, team members, and vendors effectively.
    • Customer Focus: A passion for delivering exceptional service to residents and creating a positive living experience.
    • On Call Rotation: Willingness to work a flexible schedule.
    • Ability to lift up to 50 lbs.
    • Possess a valid driver’s license and proof of automobile liability insurance coverage
