Position Overview MCFA is partnering with a premier real estate development corporation to find a strategic and experienced Portfolio Maintenance Director to lead maintenance operations across a portfolio of residential communities in New Jersey. This high-impact leadership role is ideal for a seasoned professional with multi-site management experience, technical expertise, and a passion for operational excellence and team development.
Responsibilities Oversee maintenance operations across multiple communities, including staffing, training, and performance management.
Ensure delivery of maintenance services that meet organizational standards and expectations.
Manage vendor relationships, contracts, and quality control for cost-effective service delivery.
Allocate resources to meet both short- and long-term maintenance needs.
Prepare and manage maintenance budgets, ensuring financial goals are met.
Leverage internal systems to analyze performance data and optimize operations.
Lead continuous improvement initiatives and disaster recovery planning.
Collaborate with on-site teams to resolve concerns and maintain high service standards.
Implement solutions based on customer feedback and survey results.
Conduct regular inspections to ensure safety, cleanliness, and functionality.
Mentor and develop Maintenance Managers across the portfolio.
Provide coaching, training, and succession planning to support team growth.
Ensure alignment between portfolio goals and on-site execution.
Ensure compliance with all federal, state, and local maintenance regulations.
Maintain required certifications and licenses for HVAC, plumbing, electrical, and fire systems.
Promote and enforce safety protocols across all communities.
Qualifications Education: Bachelor’s degree (Engineering or related field) or equivalent experience.
Experience: 57 years of multi-site maintenance leadership experience.
Certifications: Valid driver’s license, HVAC, boiler, electrical, plumbing, and fire system certifications as required.

Strong leadership and team development capabilities
Budget and vendor management expertise
Analytical skills for data-driven decision-making
Proficiency in maintenance systems (Workday experience a plus)
Physical ability to inspect properties and perform hands-on tasks as needed
