Marketing Director The Director of Marketing is responsible for developing, executing, and overseeing all marketing strategies for Bentley Residences. This role will lead brand positioning, demand generation, and sales support initiatives to drive unit sales throughout the sales lifecycle. In addition to marketing leadership, this position will oversee the day-to-day operations of the sales center staff to ensure a seamless, high-end customer experience aligned with the project's vision.
Key Responsibilities
Marketing Strategy & Brand Development
Develop and implement a comprehensive marketing strategy for residential sales, including launch and ongoing sales phases.
Establish and maintain the project's brand identity, messaging, and positioning across all channels.
Collaborate with developers, architects, designers, and external agencies to ensure consistent brand execution.
Oversee creation of marketing collateral including brochures, floor plans, renderings, videos, signage, and digital assets.
Partner closely with the Sales Team to align marketing efforts with sales goals and inventory strategies.
Develop lead-generation campaigns across digital, print, social media, email, PR, and experiential marketing.
Track and analyze campaign performance, lead quality, and conversion metrics; adjust strategies as needed.
Manage CRM and lead-nurturing strategies in collaboration with sales leadership.
Sales Center Operations & Staff Oversight
Oversee the daily operations of the residential sales center, ensuring a polished, welcoming, and on-brand environment.
Directly manage and support sales center staff, including coordinators, reception, and support personnel.
Establish operational procedures, customer flow standards, and service expectations for the sales center.
Ensure staff are properly trained in brand messaging, product knowledge, and customer engagement standards.
Events & Experiential Marketing
Plan and execute sales center events, broker previews, VIP events, and promotional activations.
Coordinate event logistics, vendors, budgets, and timelines.
Ensure all events enhance brand perception and drive qualified traffic to the sales center.
Develop and manage the marketing budget, ensuring efficient allocation of resources.
Select, manage, and negotiate contracts with marketing agencies, PR firms, designers, media partners, and vendors.
Monitor ROI and maintain cost controls while achieving marketing objectives.
Leadership & Collaboration
Serve as a key liaison between development, sales, construction, and executive leadership.
Provide regular reporting and strategic updates on marketing performance and sales initiatives.
Lead with a hands-on, solution-oriented approach in a fast-paced, high-visibility sales center environment.
Qualifications Qualifications & Experience
Bachelor's degree in Marketing, Business, Communications, or related field (Master's preferred).
5+ years of marketing leadership experience, preferably in residential real estate, luxury brands, hospitality, or development.
Proven experience launching and marketing new developments or sales centers.
Experience managing teams and overseeing customer-facing operations.
Strong understanding of residential sales cycles and buyer behavior.
Excellent communication, leadership, and organizational skills.
Proficiency in CRM platforms, digital marketing tools, and analytics.
