Position Summary

Reporting to the Executive Director, the Maintenance Manager performs and/or coordinates all repairs and physical maintenance of the community and individual apartments. The Maintenance Manager ensures preventive maintenance is scheduled and performed on all equipment as needed for the community. Essential Functions and Responsibilities Performs troubleshooting and repairs to plumbing, electrical, and HVAC systems throughout the community. Demonstrates knowledge and understanding of the safe operation and use of hand and power tools used throughout the general maintenance industry. Oversees and manages the community maintenance technician(s) and housekeeping staff (hiring, onboarding, and training). In partnership with the Executive Director, evaluates, coaches, and manages the team consistent with Enlivant policies. Instructs or aids housekeeping to maintain floor covering in hallways, lobbies, lounges, restrooms, corridors, elevators, stairways, parking lots, and other community areas. Relationship Building In partnership with the Community Leadership team, manages the relationship and work of outside contractors or external vendors regarding exterior finishes and landscaping by reviewing contractors' work or assisting with smaller maintenance projects as instructed by the Executive Director. Understands and balances resident room requests with the expectations, needs, and concerns of residents, families, and the community. Owning Results Inspects buildings and other structures to determine functional systems and detect malfunctions and needed repairs, making notes and recommendations using a preestablished check sheet and following standardized maintenance criteria. Documents compliance with life safety and regulatory requirements as directed by Federal, State, and local codes, such as Fire Drills, Daily Rounds, and Evacuation Drills. Growing the Business Prepares apartments for move-in and completes refurbishing after move-out, including painting, appliance replacement, flooring, and other upgrades as needed. Maintains the interior and exterior finishes of the community, including paint, siding, lighting, landscaping, and parking areas. Additional Job Assignments If performing one or more additional position(s), must be able to perform the essential functions and responsibilities as well as meet the physical requirements and qualifications as defined in that position's job description. Physical Requirements Ability to lift, push, and pull 0-20 pounds frequently, and 21-50 pounds occasionally. Constant walking, seeing, hearing, smelling, and talking. Position changes including standing, sitting, bending, stooping, crouching, reaching, and handling tasks. Qualifications Two to three years of experience in facility maintenance, including electrical, plumbing, and carpentry. Three to six months of supervisory, training, and mentoring experience. Must meet or be eligible to obtain all applicable state requirements and certifications. Preferred Qualifications High School Diploma or equivalent. Experience interacting with individuals diagnosed with dementia and Alzheimer's disease.
