They will oversee the general operations of the maintenance and housekeeping departments to ensure the property is maintained in a safe, clean, and comfortable manner in accordance with property policies and procedures. Responsibilities: Demonstrate mechanical ability and/or capability of self-teaching to work on equipment such as washers/extractors and dryers; refrigeration and heating units; ice machines; minor plumbing; minor electrical issues such as replacement of wall switches, receptacles, loose wiring, and resident call devices; carpentry and painting, etc. ELECTRICAL DUTIES: Must be knowledgeable and capable of self-teaching involving troubleshooting, identifying problems, and obtaining materials to fully repair electrical difficulties including but not limited to wall switches, interior/exterior lighting, cover plates, receptacles, loose wiring, resident call systems, control devices, laundry, and kitchen equipment. STRUCTURAL DUTIES: Must be knowledgeable and capable of self-teaching regarding planning, ordering, and installing cabinets for remodeling of apartments. Performing carpentry duties such as repairing or replacing sheetrock, plywood, and structural materials. Repairing resident fur. PAINTING DUTIES: Must be knowledgeable and capable of self-teaching to include planning, ordering, and performing interior/exterior painting of the entire complex. Work to be completed in a timely and professional manner. Properly dispose of materials (paint thinner, lacquer, etc.) ensuring compliance with local, state, and federal EPA guidelines. PLUMBING DUTIES: Must be knowledgeable and capable of self-teaching regarding planning, ordering, and performing minor plumbing repairs including faucets, showers, drains, and other plumbing-related issues. Conduct daily inspections of the property’s outside grounds. Immediately correct any needed items to ensure the property is always tour-ready. Qualifications: High school diploma or equivalent Prefer two (2) years of experience in building maintenance and/or housekeeping, handling electrical, plumbing, and structural repairs. Knowledge of building construction is helpful. Prefer one (1) year of experience supervising and managing employees Able to safely operate a wide variety of equipment and tools Knowledge of and/or ability to learn assisted living and dementia care practices Patience and ability to work with seniors and cognitively impaired individuals Flexibility, adaptability, decision-making skills in stressful situations, and ability to prioritize tasks Must pass a Criminal Background check and Health Screening tests, including physical and TB tests. May be required to vaccinate, participate in daily screening, surveillance testing, and wear PPE to prevent the spread of COVID-19 or other communicable diseases, per regulatory guidelines.
