Maintenance Director
POSITION SUMMARY
The Maintenance Director is responsible for the overall maintenance of the facility. By performing repairs and maintenance on equipment and supplies, ordering and requisitioning supplies and equipment as needed. They perform regular scheduled maintenance checks and documents them and assigns tasks to assistant if applicable. The position evaluates efficient operation of all systems and equipment and makes changes as needed.
RESPONSIBILITIES:
Facility Maintenance and Safety: Oversees the maintenance of plumbing, electrical, HVAC, water, sewage, and fire safety systems. Ensures all facility equipment and outside areas are in good working order and comply with regulations.
Preventive Maintenance and Repairs: Implements and documents preventive maintenance programs, coordinates contract visits, and performs routine repairs in collaboration with other departments.
Department Management and Staffing: Supervises maintenance staff, delegates tasks, participates in hiring and performance evaluations, and provides training during orientation and onboarding.
Inventory, Ordering, and Budgeting: Manages ordering, receiving, and inventory of supplies and equipment, works within budget guidelines, and communicates purchasing activity with documentation.
Compliance and Continuous Improvement: Maintains knowledge of state and federal regulations, attends required training and audits, contributes to policy development, and supports the facility's compliance and quality improvement efforts.
Professionalism and Team Support: Promotes a positive image, supports other departments as needed, maintains resident rights and confidentiality, and is available to work evenings and weekends when required.
QUALIFICATIONS:
Must have thorough knowledge of general maintenance, such as: boilers, heating and air conditioning units, refrigerators and freezers, electrical wiring, etc.
Boiler license is required.
Must possess leadership ability and the ability and willingness to cooperate and communicate with all staff and Department Directors.
Must qualify for employment, after criminal background study, per guidelines of the Minnesota Department of Human Services.
Experience in healthcare, skilled nursing facility or assisted living community
Minnesota Engineer-Class C license is preferred
Two (2) years of experience in maintenance and power plant work is desirable.
Ability to effectively manage multiple tasks and pivot with sudden demands of your attention
Ability to clearly speak and proficiently read and write in English
