MAINTENANCE DIRECTOR Who you are: The Maintenance Director is responsible for maintaining the overall cleanliness, safety, and functionality of the facility. You will oversee all outside contracts and vendors related to facility maintenance. What you will do: Conduct walk-throughs of the facility (including parking areas) at the beginning and end of shifts to monitor general condition and tidiness. Develop facility-specific fire safety, disaster, and evacuation procedures. Train staff to conduct fire drills in accordance with local regulations and community policies. Perform drywall repairs and touch-up painting as needed. Maintain a Maintenance Log of requested and completed repairs. Develop and follow a preventative maintenance schedule. Manage contracted services for elevators, HVAC, hot water, landscaping, and other facility operations. Repair bathroom fixtures and plumbing as needed. Clean light fixtures inside and outside the building. Replace light bulbs in common areas. Quarterly cleaning and waxing of kitchen floors. Cleaning and waxing of bathroom floors in common areas and laundry rooms. Remove lint from dryer filters and clean behind dryers. Perform other tasks or responsibilities as assigned by management. Requirements: Ability to cope with the mental and emotional stress of the position. Ability to see, hear, or use prosthetics that enable these senses to function adequately. Ability to work independently with flexibility, integrity, and effectiveness with coworkers and others. Good general health and emotional stability. Ability to relate sensitively and work effectively with ill, disabled, and elderly individuals. Ability to assist in evacuations. Physical ability to move intermittently throughout the day, including sitting, standing, bending, and lifting. Proficiency in speaking, reading, and writing English. Universal Precautions: Exposure to blood/bodily fluids is unlikely. Physical Requirements: Ability to push, pull, and move supplies weighing over fifty (50) pounds.
