JOB SUMMARY:
The job of Maintenance Director is done for the purpose/s of maintaining attractive, sanitary and safe grounds for residents, staff and general public; and complying with health and safety requirements and provides quality maintenance functions to facility in accordance with all laws.
QUALIFICATIONS:
Education: High school diploma or equivalent.
Experience: Good all-around handyman skills required to perform single, hands on tasks with a potential need to upgrade skills in order to meet changing job conditions. Must be able to satisfactorily perform the functions of the job include; adhering to safety practices, handling hazardous materials, utilize a variety of job-related equipment; ability to work with a wide diversity of individuals.
Personal Qualities: Friendly, courteous, and outgoing at all times.  Must be in excellent physical condition, ability to follow written and oral instructions, able to work without direction; maintain a professionally dressed and well-groomed appearance in accordance with facility's Dress Code.
Physical Demands/Working Conditions: Must be in excellent physical condition; ability to perform tasks that require significant lifting, standing, bending, reaching, stooping, pushing and/or pulling, and walking in an outdoor environment under some temperature extremes.
JOB DUTIES AND RESPONSIBILITIES:
•    Identifies current and future maintenance needs; resource planning •    Makes sure that the department meets legal and OSHA requirements •    Maintains costs within the budget and quickly communicates issues that might result in a need of additional funding. •    Reviews and approves vendor bids (like those for replacement parts) •    Helps with the development and implementation of proactive maintenance strategies and maintenance programs. •    Provides leadership and guidance to all maintenance personnel •    Ability to move intermittently throughout the day •    Operate power equipment •    Maintain parking lots to be free of leaves, tree limbs, trash and maintain an overall attractive and safe environment •    Maintain common area sidewalks to be free of leaves, tree limbs, bird droppings and maintain an overall attractive and safe environment •    Maintains swimming pool daily for the purpose of maintaining a sanitary and safe condition •    Maintain pools proper chemical and PH rate for the purpose of complying with mandated safety and health requirements for pool water purity and balance. •    Maintains records (e.g. logs, etc.) for the purpose of providing an up-to-date reference trail and/or ensuring compliance with mandated requirements •    Assist as needed with other maintenance job duties •    Maintain consistent and punctual attendance •    Abide by policies, practices, and procedures, Practices and adheres to Infection control polices
