As the Executive Director of Gainey Ranch the 560-acre mixed-use luxury community, your primary role will be like the mayor of a small town. You will provide strong, dynamic leadership to GRCA and Satellite board members, volunteer committees, homeowners and 50+ employees, enforcing CCR's, enhancement of Estate Club, ensuring security of the community. Adjacent to Gainey Ranch is a 27-hole private golf course that provides over five miles of fairway frontage; the homes of the community provide private high value neighborhood living within a resort atmosphere. The residences range from condominiums and patio homes to single family and custom estate homes for a total of 1034 homes.

Interfacing with the Hyatt, Golf Club and other Gainey Ranch commercial members to maintain the quality of the community. You will be a visible presence in the community, listening to the residents, responding to their needs for quality and attention to detail will bring success in this position. Responsibilities Enhance and maintain the lifestyle, sense of security and value of the community. Manage and safeguard the financial affairs of the Master Association and the 18 satellite associations while protecting members rights. Advise and inform the Board of Directors on all appropriate matters needed to fulfill policymaking and leadership role. Implement the policies and decisions of the Board of Directors. Professionally manage all legal matters in the best interest of the members of the Community Association. Manage hiring, evaluation, training, supervision, compensation and benefit programs and disposition of staff issues. Oversee and manage the Master Association $4 million and satellite $3.5 million budgets. Manage the process of implementation and enforcement of all Master and Satellite Association governing documents. Plan and coordinate improvement to the property Communicate regularly and effectively with all residents and members of the Community Association. Manage the Architectural Committee affairs in accordance with the established rules and regulations; participate as an Architectural committee member. Interface with Presidents and board members of satellite HOA's. Proactively work to see and prevent problems before they occur. Selection Criteria Extensive large-scale private high value residential community management experience.Experience with mentoring and leadership of staff of 20 or more.Creativity for new ideas and the initiative to enact them.Unquestioned personal and professional integrity.Strong people management skills.College degree- minimum BS or BA.Professional community management certifications PCAM, AMS, LSM a plus.Hands on knowledge of governing documents of community Associations, HOA legal requirements and government planning & zoning process.
