JOB DESCRIPTION SUMMARY This role oversees the performance and profitability of a property portfolio within a designated region. Responsibilities include developing property management strategies, ensuring tenant satisfaction, and optimizing financial returns. The Regional Property Manager leads property management teams, collaborates with stakeholders, and stays informed on regional real estate market trends. POSITION DETAILS This position is based in Lexington, KY, requiring on-campus, in-office presence at least four days per week. The Executive Director of Housing Operations (EDHO)/Regional Property Manager manages a comprehensive on-campus housing program for the University of Kentucky (UK). The role involves direct collaboration with UK departments, overseeing facilities management of 15 buildings with 7,500 beds, leading approximately 42 full-time and 10 part-time employees, managing a multi-million-dollar budget, and ensuring a high-quality residential experience for students. The EDHO supervises five senior department leaders and is responsible for budgets, housing systems, and operational strategies to meet enrollment and retention goals. Additionally, the EDHO serves as the Regional Property Manager for a single off-campus apartment community serving Xavier University of Norwood, OH. QUALIFICATIONS Master’s Degree and 7-10 years of experience in university housing operations or equivalent Knowledge of database systems like StarRez, Entrata, Yardi Strong financial and budget management skills Excellent communication and leadership abilities Customer service excellence and relationship-building skills Experience with public-private higher education partnerships is preferred KEY RESPONSIBILITIES Develop and manage annual budgets, analyze financial statements, and work with stakeholders to address performance gaps Maintain operational, financial, and performance standards across the portfolio through inspections and report reviews Lead and develop a high-performing team, setting goals and managing performance Ensure client satisfaction through timely communication and issue resolution Analyze market data to identify trends and develop strategies to enhance occupancy and revenue Oversee property appearance, maintenance, and capital investments Coordinate vendor and contractor activities, negotiate contracts, and monitor progress Engage with campus and community initiatives to support service and philanthropic goals Complete required reports and perform additional duties as needed EDUCATION & SKILLS Bachelor’s or Master’s degree in Business, Real Estate, or related field preferred Proven leadership in managing diverse properties Proficiency with property management software (Yardi, Real Page), MS Office, and database applications Strong financial, analytical, and communication skills Knowledge of real estate laws and market trends Stakeholder relationship management skills Minimum 3 years relevant experience SPECIALIZED SKILLS Real Estate license preferred in certain markets Industry certifications (CPM, CAPS, CAM) preferred COMPENSATION & BENEFITS Salary varies based on experience, business needs, and location Potential bonuses based on individual and company performance Comprehensive benefits including medical, dental, vision, disability, and life insurance Paid time off, holidays, and additional leave benefits Onsite housing discounts for eligible employees Six-week paid sabbatical after 10 years of service, with subsequent eligibility 401(k) plan with company match Paid parental leave and fertility benefits Employee assistance, critical illness, accident, pet insurance, and legal plans *Benefits are for full-time employees; variations may apply for union roles or based on local agreements.
