Role Overview Own pricing, revenue optimization, and forecasting across a multi-market storage portfolio. Partner with executive leadership, Operations, Marketing, and Finance to maximize occupancy, rate, and NOI while scaling tooling and process in a PE-backed environment.
Key Responsibilities Build and execute portfolio-wide revenue management strategy to maximize occupancy, rental rates, and top-line revenue. Design dynamic pricing models using demand signals, comp sets, seasonality, and historicals. Test/optimize discounting & promotions ; establish guardrails and governance. Create existing-customer increase models (timing/frequency/% by market, facility, unit type). Monitor and expand ancillary revenue (tenant protection, retail, fees); surface new opportunities. Lead and develop a revenue analytics team ; deliver clear insights and actions. Track local market dynamics and demand generators; recommend responsive actions. Instrument and report KPIs: Rent/RSF, physical vs. economic occupancy, churn, move-in/move-out spread , discount/fee exceptions. Own revenue & occupancy forecasting for annual budgeting. Align Ops/Sales/Marketing funnels (ad spend, website UX, call center) to revenue strategy. Partner on B2B programs (universities, movers, logistics partners). Evaluate/manage third-party programs (protection plans, aggregators, reporting platforms). Drive customer retention tactics to extend average length of stay and reduce churn. Prepare/present performance readouts and strategic recommendations to executives/investors. Support diligence (acquisitions/dispositions) and exit readiness . Select/implement RMS/BI tools to scale pricing and analytics.
Qualifications Bachelor’s in Finance, Economics, Business, or related; MBA/MS preferred. 7–10+ years in revenue management/pricing/commercial analytics; PE or PE-backed experience strongly preferred. Proven leadership and cross-functional influence; builds high-performing teams. Track record of measurable revenue and NOI lift through pricing and mix management. Highly analytical, operator mindset; comfortable in fast-paced, data-heavy environments.
