About This Role
The Director of Procurement owns and oversees all MN Procurement processes, procedures, and practices. The main objective of this role is to develop, lead and execute on Procurement strategies in support of the business's goals. The Director of Procurement is responsible for ensuring the success of the department's efforts related to: strategic sourcing, negotiations, contract execution, strategic supplier relationship management, spend analysis, cost reduction, change management, and team development.
On a Given Day, Your Work Might Include:
- Participates in all employee lifecycle activities including but not limited to: hiring, onboarding, training, mentoring, conducting weekly 1-on-1's, coaching, performing regular performance reviews, disciplinary actions, and offboarding.
- Designs, implements, and executes the department's strategic plans and goals. Owns the overall team performance, mentorship, and long-term development. Translates high level strategic initiatives and priorities into actionable objectives members and delegates effectively.
- Owns and manages continuous improvement and updates of procurement and vendor management processes, including but not limited to: Standard Work, Vendor Screening and Onboarding, RFP Management, Contract Management, Supplier Management, and Resource Planning.
- Leads the supplier selection process through management of formal RFP, RFQ and RFI processes. Oversees supplier contract negotiations to ensure cost competitiveness and risk mitigation.
- Conducts regular market and industry analysis to stay current on industry knowledge and trends. Utilizes a deep understanding of relevant supply markets including distribution channels, cost structures, economics, trends, etc. in the course of strategic planning and advising senior leadership.
- Partners with leadership to scope, develop and implement solutions that drive business results and monitors business unit key performance indicators (KPIs) and metrics to understand impact and course correct as needed.
- Drives annual operating plans, quarterly and monthly forecasts, provides ongoing analysis of actuals versus plan and/or forecast as well as the underlying models and assumptions.
- Partners with and builds strong relationships with team members across the organization at all levels; supports cross-functionally with problem solving and analysis for department leaders to effectively run their functions and promote the goals of the organization.
- Performs required business analysis with key stakeholders to align business priorities with procurement initiatives.
- Generates and presents reports on lagging and leading department indicators related to individual and team productivity, efficiency, engagement, and morale.
- Collaborates on cross-functional projects or initiatives as needed or required.
- Maintains and/or improves technical and leadership skills through participation in internal training programs and self-initiated learning and development.
- Participates as an OKR or Strategy Champion for the organization as needed or required.
- Perform other related duties as necessary or assigned.
What You'll Need to Succeed
- Bachelor's degree is required; advanced education/training is a plus.
- 10+ years of supply chain & procurement experience with a proven track record of exceptional results.
- 5+ years of managerial/ leadership experience.
- Prior progressive experience managing teams in the residential construction industry is strongly preferred.
- A strong track record of taking end-to-end ownership and driving results; demonstrated ability to manage multiple projects or programs- work prioritization, planning, and coordination across teams.
- Excellent management and supervisory skills.
- Expert-level understanding of supply chain management, contracts, regulations, and technical specifications.
- Expert knowledge of procurement concepts, processes and practices, as well as supply chain management.
- Knowledge of construction production methods, including relevant goods, services and industry standards.
- Understanding of single-family home design, including critical path order, as well as associated terms, trades, contracts, regulations, and technical specifications.
- Ability to review and accurately interpret engineering, architectural and other construction drawings.
- Comfort with conflict and enforcing rules and standards.
- Strong service-oriented attitude and customer focus.
- Strong presentation and public speaking skills. Comfortable with presenting and communicating complex or technical information to executives and board members.
- Intellectual curiosity and complete professional ownership.
- Strong interpersonal, relationship building, and verbal and written communication skills.
- Ability to effectively (re)prioritize tasks based on competing urgencies or needs.
- Adept at integrating disparate information, correlating data, and understanding data trends.
- Proficient in Microsoft Office Suite or similar software.
- Proficiency or comfort with Salesforce.
Education and Experience
- Bachelor's degree is required; advanced education/training is a plus.

Physical Requirements
- This position requires frequent use of a computer, including keyboard functions and visual acuity of 20 inches or fewer on a daily basis.
- Frequent sitting (up to 8 hours a day in total). Occasional standing and walking.
- Must be able to occasionally traverse and inspect all areas of jobsite in all types of weather; this may include walking, climbing, reaching, bending, crawling, or stretching.
- Primarily located within an open-concept office environment, with varying office temperatures based on indoor HVAC systems.
- Must be able to work onsite at the HQ office, around business core hours of 8 am 5 pm, Monday through Friday.
- Occasional exposure to characteristic construction site dangers.
- Be able to lift up to 20 pounds on occasion with or without accommodation.
Travel Requirements
- Some travel between job sites within a 5-mile radius of Bellevue and Kirkland is required.
- Must possess a valid WA State Driver's License and vehicle insurance.

Hours & Compensation
This is a full-time position paying $127,800-$204,450. The base salary range represents the anticipated low and high end of the salary range for this position. Individual placement within a salary range will vary based upon factors including but not limited to candidate experience, knowledge, individual, skills, and organizational performance.
