Job Description
Lead all pre-construction & procurement activities including negotiation, budget setup, coordination with project team, etc.
Support the management of client and T5 consultant relationships
Establish a complete and accurate budget at all phases
Oversee the take-off process
Respond to RFPs
Establish and track bid schedules
Oversee the pre-qualification process and subcontractor recruitment
Knowledgeable on mechanical and electrical systems
Review the scope of construction work to determine the type of work, materials, project duration, and responsibilities
Strong knowledge of local market conditions and their impact on planning and estimating
Confidently present and support our work to clients
Manage preconstruction deliverables to clients
Reconcile estimates with consultants and design team
Prepare and present conceptual estimating
Assist in business development meetings
Prepare buyout documents, invoices, contracts, change orders, etc.
Provide excellent customer service
Communicate scope of contract clearly to supervisors, clients, and subcontractors
Knowledge, Skills, Abilities, and Competencies
Experience with Division 2-10 (concrete through finish trade)
Effective relationship building within project teams and the company
Inform and involve field team members in decision-making
Identify client needs and address them
Act on ways to add value
Be flexible and adaptable to changing company needs
Attention to detail
Self-starter attitude
Qualifications
Bachelor’s degree or equivalent experience
3+ years construction experience
1+ years data center experience
Proficient in Microsoft Office (Excel and Project)
Experience with Yardi, Procor, and Prolog
