Director of Multifamily Maintenance Operations
We are seeking an experienced leader to oversee maintenance operations across a diverse portfolio of multifamily properties. This role will provide strategic direction for on-site service teams, ensure compliance with safety and regulatory standards, and implement company-wide initiatives that enhance performance, cost efficiency, and asset preservation. The Director will collaborate with regional leadership, training teams, and property management to ensure maintenance operations support both resident satisfaction and company goals.
Key Responsibilities Team Leadership & Development Lead and mentor regional and on-site maintenance leaders to ensure consistent execution of company standards. Partner with training teams to design onboarding programs and continuing education opportunities for maintenance staff. Organize workshops, meetings, and knowledge-sharing sessions to build skills and promote operational excellence. Provide coaching, performance feedback, and support for staffing decisions. Operational Oversight Establish and maintain policies and procedures that promote efficiency and compliance with OSHA, EPA, and other safety requirements. Oversee preventative maintenance programs, service requests, and make-ready processes to ensure quality standards are consistently met. Conduct property inspections and audits to identify risks, verify compliance, and track corrective actions. Work closely with property and regional management to ensure operational goals are achieved. Budget & Cost Management Manage repair and maintenance budgets, ensuring expenses are controlled and aligned with company objectives. Track service request trends, material usage, and vendor performance to identify opportunities for savings. Develop strategies for bulk purchasing and vendor negotiations that maximize value and efficiency. Vendor & Contract Oversight Evaluate and recommend vendors for specialized services, including life-safety systems and vertical transportation. Negotiate competitive contracts and ensure vendor compliance with service standards. Coordinate with internal stakeholders on capital projects and larger-scale repairs requiring outside expertise. Cross-Functional Collaboration Partner with property management, construction, and leadership teams to support projects beyond the scope of on-site personnel. Provide expertise and resources to ensure properties remain well-maintained and in peak condition. Additional Information Travel to multiple property locations on a routine basis. Prioritize safety, customer service, and resident satisfaction in all aspects of operations. Perform other related duties as required.
Requirements: A minimum of 5 years experience in a Multifamily Maintenance Director or related Position Proven record of implementing and enforcing Company standards across all levels of operations High level of computer literacy including Excel and relevant Property Management Systems Strong financial acumen and ability to train direct reports on financials Ability to balance financial accountability with a commitment to exceptional resident service and property performance Universal EPA Certification required Certified Pool Operator (current or previous certification holder) required Valid Driver's License required Expected travel ~25% with quarterly Regional visits
