Job Summary:
We are seeking a Director of Multifamily Investments to lead and expand our multifamily investment platform in alignment with our mission. Reporting directly to the Chief Asset Officer, this individual will play a critical role in advancing PPR’s goals through the growth, evolution, and execution of our multifamily investment strategy. This role includes responsibility for: CRE business development; asset identification and surveillance; portfolio capital events; and investor communications regarding our current and future portfolio. The Director will be instrumental in shaping the future of PPR’s multifamily strategy and ensuring it supports both strong financial outcomes and meaningful community impact.
Key Responsibilities:
Strategic Leadership: Set the vision and strategy for PPR’s multifamily investment platform, including growth planning, market expansion, and performance optimization.
Team Management: Lead and manage the multifamily asset management team, ensuring execution of business plans, operational excellence, and risk mitigation across the portfolio.
Sponsorship Evaluation: Conduct rigorous due diligence on prospective sponsors and operating partners, evaluating their track records, financial health, and operational capabilities.
Deal Structuring & Execution: Structure and negotiate multifamily investments, including joint ventures, preferred equity, and debt positions, with a focus on optimizing returns and managing downside risk.
Portfolio Oversight: Monitor portfolio performance, identify opportunities for value enhancement, and implement strategies to maximize asset performance and investor returns.
Asset Surveillance: Ensure regular property visits to drive effective operations and oversight.
Financial Analysis: Oversee comprehensive financial analysis, including underwriting, valuations, scenario modeling, and return projections.
Stakeholder Reporting: Prepare and present detailed investment reports and performance updates to internal stakeholders, capital partners, and executive leadership.
Market Intelligence: Maintain a pulse on industry trends, competitive activity, and economic indicators to inform investment decisions and identify emerging opportunities.
Cross-Functional Collaboration: Partner with legal, finance, investor relations, and other internal teams to support seamless execution of investment strategies.
Thought Leadership & Representation: Represent PPR at industry conferences and events; contribute to marketing content and thought leadership to elevate the firm’s multifamily presence.
Qualifications:
Bachelor’s degree in Finance, Real Estate, Business, or a related field; MBA or other advanced degree preferred.
10+ years of progressive experience in commercial real estate, with a focus on multifamily investments.
Minimum of 5 years of experience managing and developing high-performing teams.
Strong background in asset management, property operations, and investment strategy.
Demonstrated success in deal structuring, negotiations, and execution across various investment types (JV, preferred equity, debt).
Strong skills in problem-solving, sound decision-making, and driving continuous process improvement.
Excellent communication, presentation, and leadership abilities.
Deep understanding of multifamily market dynamics, trends, and valuation principles.
Highly organized with the ability to manage multiple priorities in a fast-paced environment.
