Planned Companies – Maintenance Director – Summary Manage and administer the day-to-day operations of the property. Maintain regular communication with property management/owners. Responsible for overseeing daily operations and monitoring field employees and their functions. Schedule: Monday-Friday, 8:30-5:00PM Live-In Opportunity Pay Rate: $120,000 yearly Primary Job Responsibilities: Develop standards for cleanliness and overall appearance of community grounds, amenities, building exteriors, market-ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other common areas, ensuring they reflect high quality while following safety procedures and efficiency. Schedule regular physical inspections of the property using checklists for follow-up. Review inspection reports and take appropriate follow-up actions. Conduct regular inspections of the building envelope. Inspect unit conditions and respond to residents’ requests for service. Monitor roofs and moisture intrusions. Assist in monitoring preventive maintenance. Oversee completion of work orders and make-ready processes, ensuring repairs or replacements are performed according to policies, safety standards, codes, and budget. Assist in major replacement decisions by inspecting appliances, flooring, and window coverings upon resident requests. Coordinate inspections and repairs involving multiple trades. Accompany city and fire inspectors during inspections. Ensure compliance with regulations related to hazardous materials, including storage, inspections, and reporting. Supervise work of Handyman and Janitors as needed. Be available for after-hours emergencies on-call. Perform related duties as assigned. Manage unit turns and sign-off on the make-ready process, coordinating involved parties. Conduct random inspections of maintenance work to ensure quality. Hold safety meetings, maintain SDS sheets, and stay updated on OSHA laws and safety requirements. Coordinate with contractors to ensure timely completion of tasks benefiting the property. Requirements: Effective communication skills for reading, writing, and completing requests. Proficiency in internet, word processing, spreadsheets, and database management for reports and documentation. Management and supervisory skills to hire, lead, evaluate, and manage maintenance staff. Basic knowledge of electrical work, roofing, carpentry, janitorial cleaning, and general handyman skills. Planned Companies is an equal opportunity employer.
