Maintenance Director Job Description
Department: Maintenance
Reports to: General Manager
Schedule: Monday - Friday, 7:30am-4:30pm, on-call as needed
Anticipated Salary Range: 80-90k
The Maintenance Director is responsible for overseeing the maintenance and functionality of all fairgrounds and racetrack facilities and equipment. This role involves managing a team of maintenance staff to ensure the cleanliness, safety, and operational efficiency of buildings, restrooms, and grounds throughout the year. The Maintenance Director will coordinate maintenance activities, conduct regular inspections, and ensure compliance with safety regulations. This position also includes budget management, vendor coordination, and event support to facilitate a seamless experience for visitors and participants. This role is crucial for fostering a positive work environment and ensuring that the organization meets its strategic goals, lives the mission, and serves its community effectively.

• Manages maintenance staff, to include skilled labor.
Job Duties/Responsibilities:
• Oversee the upkeep of buildings, restrooms, and other facilities to ensure cleanliness and functionality.
• Ensure compliance with safety regulations and conduct regular inspections to identify and address hazards. This includes working with Baltimore Fire Protection & Equipment (BFPE) for building sprinkler systems, restaurant hood inspections, annual fire extinguisher inspections, and rental properties inspections.
• Manage maintenance staff, including scheduling, training, and performance evaluations.
• Develop and manage the budget for maintenance operations, including repairs and routine upkeep.
• Ensure all equipment, including vehicles, loaders, tractors, mowers and vendor setups, are in safe working order.
• Collaborate with vendors and contractors for repairs, installations, and special projects.
• Ensure physical upkeep of grounds, landscaping, track, and snow removal.
• Coordinate facility preparations for events, including setup and breakdown.
• Develop and implement emergency plans and respond to facility-related emergencies.
• Track of maintenance supplies and ordering as needed.
• Developing strategies for long-term facility improvements and maintenance planning.

• Strong analytical abilities to quickly identify issues and implement effective solutions.
• Commitment to maintaining a safe and enjoyable environment for all visitors and fairgoers.
• Experience in planning, executing, and overseeing maintenance projects within time and budget constraints.
• Excellent organizational skills and attention to detail while managing multiple priorities.
• Proficiency in building systems, mechanical equipment, and general maintenance practices, including electrical, plumbing, and HVAC systems.
• Strong verbal and written communication skills to interact effectively with staff, vendors, and stakeholders.
• Willingness to work irregular hours and adapt to changing demands and unexpected situations during the fair.
Education and Experience: High School Diploma or GED required An associate degree or vocational training in facility management, construction management, or a related field preferred. Relevant certifications, such as Certified Facility Manager (CFM) or OSHA safety certifications, a plus. Minimum of 5 years of experience in facility maintenance, operations management, or a similar role. Minimum of 2-3 years of experience in a supervisory or managerial position, leading maintenance teams or projects. Experience or training in specific areas such as electrical, plumbing, HVAC, fabrication, carpentry or general construction is desirable. Familiarity with managing facilities during large events or fairs preferred. Physical Requirements: Capability to work long hours, especially during peak event times, including evenings and weekends. Ability to move around the fairgrounds, which may involve walking, standing, and navigating various terrains or weather elements for extended periods. Must be able to lift up to 50 pounds at times.
