GC Realty & Development is seeking a Director of Maintenance-a strategic executor and bold operator who will elevate our maintenance department into a scalable, tech-driven engine that protects property value, improves resident experience, and boosts profitability.

The successful Director of Maintenance candidate will drive results and profitability without losing sight of the bigger picture by leading, managing, and holding accountable our maintenance staff to improve outcomes.

You Are...

A no-excuses maintenance operations leader who:

  • Owns Outcomes - From budget to bolt-tightening, you take full responsibility and deliver results

  • Leads from the Field - You speak the technician's language and enforce high-quality execution

  • Moves with Metrics - You track what matters-efficiency, pricing, turnaround-and act fast

  • Drives Accountability - You set clear expectations and hold techs and vendors to the highest bar

  • Builds Scalable Systems - You streamline processes to save time, reduce costs, and boost performance

  • Executes with Urgency - You eliminate delays, clear blockers, and keep the team moving forward


What You'll Do:

  • Oversee all maintenance strategy, execution, and performance across our portfolio

  • Build a high-output team of technicians and vendors who deliver consistent, professional, and on-time results

  • Use data, KPIs, and real-time performance insights to optimize labor, cut waste, and exceed service standards

  • Drive cost control while never compromising on quality, safety, or compliance

  • Lead with urgency, accountability, and operational clarity to keep momentum high and delays nonexistent


What You Bring:

  • Education: Associates degree (minimum) or Bachelor's preferred in Business, Construction, or related field

  • Experience: 5+ years in maintenance, building trades, or construction management-with field experience required

  • Leadership: Proven ability to lead techs, manage vendors, and coach managers toward performance and accountability

  • Financial Acumen: Strong understanding of labor allocation, estimate accuracy, P&L management, and vendor cost control

  • Tech Fluency: Strong interest in and comfort with digital systems, scheduling platforms, automation tools, and reporting dashboards

  • Mindset: Initiative, work ethic, follow-through, and a love for optimization and process-driven improvements


What You'll Get:

  • Generous starting annual salary of $120,000 to $140,000 commensurate with experience
  • 2 weeks PTO the first year
