Director of Investments - Mortenson Properties

Mortenson Properties, Inc. (MPI) is seeking a Director of Investments. This role serves as the primary point of contact for acquisitions and dispositions within a designated market(s)/region, working with the Head of Investments to execute complex transactions in a fast-paced environment. The role includes sourcing, underwriting, reviewing materials, presenting opportunities to the MPI Investment Committee, negotiating legal documents, and overseeing due diligence and closing for acquisitions. The Director will also mentor junior staff, collaborate with the asset management and legal teams, and represent MPI at conferences and market events with a high degree of professionalism.

Responsibilities

• Source acquisition/development opportunities within the assigned market(s)/region, coordinating with the MPI investments team on sourcing and underwriting portfolios.
• Build relationships with local developers and operators to create JV partnerships.
• Serve as the primary point of contact for the assigned market(s)/region.
• Attend and host/sponsor market events relevant to the market(s)/region.
• Represent MPI to the brokerage community and broader marketplace with professionalism.
• Monitor transaction and leasing activity, market players, and macro shifts within the assigned market(s)/region.
• Collaborate with the brokerage community, JV partners, third-party consultants, and junior staff to prepare underwriting and presentation materials for the MPI Investment Committee.
• Evaluate potential acquisitions and manage deal flow for the assigned market(s)/region, including discussion of challenges and opportunities.
• With in-house and outside counsel, negotiate LOIs, access agreements, and purchase and sale agreements.
• Coordinate with MPI and JV Partner teams during due diligence through deal closing, serving as MPI’s primary deal contact.
• Collaborate with team members in other markets/regions and with the asset management team.
• Oversee and mentor junior staff, providing opportunities for growth and learning.
• Manage dispositions with MPI leaders, including portfolio selection, brokerage interfacing, marketing, offer evaluation, and legal negotiation.
• Participate in annual planning for company-wide goals and collaborate with all MPI departments to pursue broad company objectives.

Qualifications

• BA/BS in Finance, Real Estate Finance, Accounting, Mathematics, Economics, Statistics, or related disciplines preferred; other majors considered.
• 7+ years of experience.
• Ability to take a deal from inception through closing.
• Excellent verbal and written communication skills, including ability to communicate virtually across regional offices.
• Strong quantitative and qualitative analytical ability.
• Strong presentation and negotiation skills.
• Ability to multi-task effectively in a fast-paced environment.
• Proficiency in Microsoft Excel, Word, PowerPoint, and Argus Enterprise.
• Positive, proactive work ethic and approach.
• Strong relationship management skills and high attention to detail.
• Willingness to travel 25%+.

Compensation and Benefits

• Base pay range: $145,000 – $225,000. Higher ranges for select office locations may apply (Denver, CO; Chicago, IL; Seattle, WA; Portland, OR; Washington, D.C.).
• Eligible for Mortenson’s incentive plan.
