POSITION OVERVIEW

The Director of Development is responsible for managing the Real Estate, Construction & Design functions, along with the corresponding pipeline of unit commitments under Franchise Agreement (FA) and Area Development Agreement (ADA) contracts by Burn Franchise Partners (FPs). This role requires a “results-driven” individual that possesses strong relationships and understanding of the commercial real estate leasing process, an in-depth knowledge of commercial real estate leases, negotiations, and final execution; and a track record of managing relationships between Franchisee-Broker-Real Estate team. As the Director of Development, this individual will oversee the pipeline of unit commitments and be able to effectively forecast lease signing dates and manage and support the existing Construction & Design (C&D) team in effectively managing and forecasting unit opening commitment dates. Extensive network of broker & developer knowledge a plus (+), coupled with the ability to manage these broker relationships and set expectations, for both broker and FP, on lease signing timeline. Additionally, a thorough knowledge and understanding of C&D milestones, contractor and project management understanding to completion of construction and opening.

ROLES AND RESPONSIBILITIES

Leadership, Management, and Accountability

  • Provide strong leadership to the real estate process, construction & design process, and working directly with Franchise Partners, brokers, and contractors; exhibiting a culture of excellence, collaboration, and accountability.
  • Effective Forecasting and disciplined approach to lease negotiation and lease signings in a timely manner.
  • Effective forecasting of construction & design projects to ensure accelerated project completion.
  • Set clear goals and expectations, delegate responsibilities effectively, and monitor individual and team performance.
  • Foster a positive work environment, promoting open communication, teamwork, and continuous improvement.
  • Develop, implement, and manage an market planning, real estate & site selection process across the organization, ensuring adherence to relevant laws, regulations, and industry as well as brand standards.
  • Monitor and evaluate every stage of the real estate process, from franchise partner FA signing, thru real estate-site selection, Letter of Intent (LOI) and lease signing.
  • Collaborate with cross-functional teams to establish policies, procedures, and training programs to promote awareness of real estate process and status of leases for all FPs.
  • Provide management and support of the C&D team through project management and effective forecasting.


QUALIFICATIONS

  • Proven experience in Real Estate & Commercial Leasing. (7+ Years Comparable Work)
  • Strong knowledge of Lease Terms
  • Excellent management of a Pipeline of Unit Commitments, with a track record of successfully delivering lease signings per FA & ADA contract control dates.
  • Strong Negotiation skills, with the capacity to provide direction, guidance and understanding of relevant lease terms, to FPs.
  • Forecasting Lease signings effectively on a monthly, quarterly and annual basis, based on outstanding unit commitments.
  • Advanced understanding of GIS platforms and utilization for market planning, site selection and spacing, impact understanding and leadership in communicating to all FPs the real estate process.
  • Knowledge and work in Construction & Design and an understanding of setting expectations with franchisees and contractors to achieve timely development.
  • Excellent communication and interpersonal skills, with the ability to collaborate effectively across departments and with external stakeholders.
  • Sound decision-making and problem-solving abilities, with a strategic mindset.
  • Detail-oriented, organized, methodical, quality conscious and with a reputation for follow through and completion of work.
  • Ability to learn quickly and work in a fast-paced environment
