The Opportunity The Director of Acquisitions will be responsible for leading the identification, evaluation, and execution of affordable housing and LIHTC development acquisitions in alignment with the company’s mission and investment strategies. The Director will own the full deal lifecycle, from sourcing opportunities to closing transactions, leveraging their deep expertise in LIHTC financing, tax-exempt bonds, HUD programs, gap financing, state and local affordable housing funding sources, and public-private partnerships.
This position requires a proven track record in affordable housing acquisitions, with a well-established network of relationships among sellers, lenders, syndicators, housing finance agencies (HFAs), state and local agencies, developers, and brokers. The ideal candidate is a strategic, hands-on leader who thrives in a fast-paced environment and is passionate about expanding the supply of affordable housing. Report directly to the Managing Principals.
Scope of Responsibility: Be a strategic and proactive dealmaker, driving the company’s Affordable Housing and LIHTC development acquisition efforts with urgency and precision. Source and evaluate acquisition opportunities for affordable housing developments, including 4% LIHTC projects, tax-exempt bond transactions, HUD-financed properties, and RAD conversions. Maintain and expand relationships with key industry stakeholders, including owners, lenders, syndicators, HFAs, city, state and federal funding providers, nonprofit partners, public policy makers, and brokers. Lead efforts to evaluate RFP / RFQ opportunities and prepare comprehensive, detailed responses; attend and participate in interviews for RFP / RFQ opportunities. Lead the underwriting, feasibility analysis and due diligence process, incorporating LIHTC financing, gap funding, and state/local soft funding programs into financial projections. Structure, negotiate, and execute acquisition transactions, including purchase agreements, partnership agreements, syndication structures, and financing terms. Manage financing applications for LIHTC projects, tax-exempt bonds, and other affordable housing subsidy programs, ensuring compliance with funding requirements. Oversee third-party reports and due diligence in coordination with Asset Management, Development, Legal, and Finance teams to mitigate risks and resolve issues prior to closing. Lead investment committee presentations, providing detailed financial analysis, risk assessments, and strategic recommendations. Work closely with internal Development, Asset Management, and Finance teams to ensure seamless execution of acquisitions, financing, and long-term compliance. Stay ahead of Affordable Housing policy changes, market trends, and evolving financing tools to refine investment strategies. Develop and maintain an acquisitions team of A-players.
