North Seattle College is looking to hire an Associate Director of Facilities for the Facilities and Plant Operations Department.
Salary Range for this position is $$80,216 - $110,775 annually (DOE)

This position is typically scheduled to work Monday-Friday, 8:00am- 5:00pm. The schedule may vary depending on program needs. May be required to work evenings and weekends as needed.
This position works 100% of the time on-site
Position Summary
Under the supervision of the Vice President of Administrative Services - the Associate Director of Facilities is responsible for the delivery of facility maintenance, grounds, custodial and mail services, compliance with health, life safety, and building codes, recommendations for needed repairs and renovations, and contingency plans for emergencies. The position is responsible for managing facilities in accordance with applicable policies, standards, procedures, collective bargaining agreements, legal requirements, and budget parameters. The Associate Director - Facilities nurtures a customer responsive culture and productive relationships with staff, other departments, and other parties. Independently performs work with minimal supervision within the parameters of the facilities management system.
This position supervises Maintenance, Groundskeeping and Custodial staff and mail services staff, including directing the work of other exempt represented employees, works closely with Capital Projects staff, and has an indirect reporting relationship to the designated Administrative leader for the college.
This position is governed by a collective bargaining agreement with representation by AFT-SPS

Facilities Program Management
What you will be working on:
Using the computerized maintenance management system (CMMS) and in coordination with any team supervisors or managers, schedules and assigns maintenance, grounds, pest management, and custodial work on all shifts, assures work assignments are consistent with job classification, evaluates work methods and procedures, implements appropriate changes, and assures proper handling of cleaning chemicals, pesticides, and hazardous materials.
Schedules and oversees inspections, troubleshooting and preventive maintenance on facilities, grounds, and associated equipment. Oversees preventive maintenance programs.
Manages work order entry and completion in the CMMS for building systems and custodial equipment to assure facilities performance metrics can be analyzed and reported..
Manages and oversees the use of the CMMS for all departments at the college.
Oversees maintenance and repair of facilities, grounds, and associated equipment in compliance with applicable policies, procedures, codes and regulations.
Oversees hazardous materials waste stream disposal, manifests, SDS sheets, and all reporting to authorities having jurisdiction.
Oversees all college waste disposal, including recycling, compost/yard waste and refuse.
Oversees college access control and key management in partnership with College Safety and Security and Administrative leadership.
Manages surplus equipment and furniture/materials storage and disposal according to WA State requirements, in collaboration with Purchasing office.
Ensures compliance with local, State, and Federal environmental, health and safety requirements, including training. Performs facilities inspections weekly to comply with Department of Ecology, Labor, and Industry safety standards.
Assists the Facilities and Capital Project - Executive Director in developing the budget for assigned areas. Manages expenditures in accordance with the budget.
Reviews and approves purchases for maintenance, custodial, waste management, and grounds.
Assures accurate records are maintained.
As directed, supports the Facilities and Capital Projects - Executive Director in development of college facilities master plans, capital budgets and biannual state capital appropriation requests by identifying issues, researching conditions, developing estimates, etc.
Team Management
Effectively manages direct reports by coaching, counseling, and observing performance and offering developmental support. Encourages employee development by communicating job expectations and planning, monitoring and appraising job results. Assists with employee career development as appropriate. Initiates, documents, and implements disciplinary actions as needed.
Onboards new employees. Provides technical support and assistance to staff and is responsible for ensuring that individual employees receive required training and that a record of employee training is maintained.
Conducts performance evaluations to guide the development of employees, provides a record of performance and ensures consistent evaluations and regular feedback.
Project Development
In collaboration with Capital projects and college staff plans and schedules projects; inspects, approves, and reports on all phases of projects.
As directed, assists with project management of small remodel and repair projects conducted by in- house staff as needed or directed.
As required, participates with capital development project team for design and build of campus infrastructure.

What You Bring As a Candidate
Associates degree, OR two or more years of relevant progressively responsible experience.
Three or more years of progressively responsible experience in facilities maintenance, physical plant operation, construction, environmental health and safety; OR an equivalent combination of education, training and experience that provides the required skills, knowledge and abilities may substitute formal education
Previous experience with staff supervision.
Demonstrated organizational ability and ability to work effectively in collaboration with broad stakeholder groups
Demonstrated cultural proficiency and the ability to communicate and work effectively with people from diverse racial, ethnic, religious, gender, age, sexual orientation, socio-economic backgrounds with diverse physical and learning abilities
Proven experience in training; able to convey complex information in an understandable way to a variety of audiences in individual, small, and large group settings
Demonstrated ability to communicate effectively in verbal and written English.
Possess a valid Washington driver's license at time of hire and throughout employment.
