The Compass Development Marketing Group team provides a first class, value-driven suite of research, pre-development planning, marketing and sales services to Compass’ developer clients. As a New Development Project Director, you will be the primary liaison between the client and the Compass Managing Director throughout the entire development and sales process. You will work closely with our talented team including in-house planning & design, market research, marketing, and sales teams. Additionally, you will manage outside vendors such as advertising and public relations to align them with the overall marketing strategy. The ideal candidate will be highly motivated, able to multitask, and extremely organized with great attention to detail. The Project Director must be able to work with and streamline communication between developers, architects, interior designers, branding agencies, media buyers, public relations firms, and any stakeholders essential to the success of the project. In this position, you will manage multiple projects at a time, so the ability to work in a fast-paced environment is a requirement. At Compass, You Will: Manage projects from pre-development through sellout with minimal oversight
Support the Sales Team in all marketing and sales initiatives
Develop and maintain marketing budgets and media schedules
Analyze digital campaigns for outreach optimization
Work with dynamic spreadsheets/CRM to track inventory and all pertinent sales information
Work with Compass’ Pre-Development Planning Team and Managing Director to advise clients on new development projects
Oversee entire marketing process from brand development to final sales
Select, recommend and manage appropriate vendor(s) leaders; (creative agencies, media agencies, PR firms, stagers, photographers, etc.)
Create budgets and RFPs
Manage master timeline for project
Review and negotiate vendor contracts
Assist in the planning, ideation, and supervision of events
Participate in new business development presentations
Direct research team and anticipate client research needs
Assist with analyzing floor plans and unit mix
Create comprehensive marketing plans for all new developments and work together to ensure all marketing collateral, media strategies, PR, etc. align with the marketing plan
Liaise with advertising agency, PR firm, and media buyers to ensure consistent overall branding
Assist with pricing and release recommendations along with Managing Director/Lead Agent and research team
Lead weekly sales meetings and ensure that owner expectations are met What We’re Looking For: Bachelor’s degree and a strong academic record;
8+ years experience in real estate, specifically with residential new development projects; including 2+ years of Project Management experience is a plus
Ability to multi-task, manage time, and achieve deadlines;
Detail oriented approach to all tasks;
Strong work ethic with ability to prioritize;
Thrives in a fast paced, startup environment
Extremely proficient in all Microsoft Office programs: Excel, Word, Outlook, PowerPoint
Experience with project management software such as Monday or Asana
Relationship management experience
Excellent written and verbal communication skills
Ability to be in the Austin office five days a week
