Position Summary The Maintenance Director is responsible for overseeing all facility maintenance, engineering, and life safety operations. This includes preventive and corrective maintenance of HVAC, plumbing, electrical, and fire safety systems, ensuring the facility remains in full compliance with AHCA , CMS , NFPA , and local building codes.
Responsibilities
Manage daily operations of the maintenance department and maintenance staff.
Schedule and perform preventive maintenance, inspections, and repairs.
Ensure compliance with CMS Long-Term Care Facility Requirements (42 CFR Part 483) .
Maintain compliance with AHCA Rule 59A-4 , including life safety and environmental standards.
Oversee Emergency Environmental Control Plan in accordance with AHCA rules.
Coordinate testing, maintenance, and documentation for generators, fire alarms, sprinklers, and emergency lighting.
Lead emergency preparedness and disaster response activities per CMS Emergency Preparedness Rule .
Supervise vendors and contractors performing facility work.
Manage department budgets, purchasing, and maintenance logs.
Conduct regular facility inspections and participate in safety and infection control committees.
Prepare for state and federal surveys , addressing any deficiencies promptly.
Maintain accurate records for inspections, repairs, and compliance documentation.
Qualifications
High school diploma or equivalent required; technical or vocational training preferred.
5+ years of experience in building or facility maintenance (healthcare or long-term care preferred).
Supervisory or management experience strongly preferred.
Knowledge of HVAC, electrical, plumbing, and fire/life safety systems .
Familiarity with CMS , AHCA , NFPA , and local building codes .
Strong organizational, communication, and leadership skills.
Ability to respond to after-hours and emergency situations.
Valid Florida driver’s license required.
Preferred: Certification in facility management or AHCA Maintenance Director training course.
Compliance Responsibilities
Maintain facility compliance with AHCA Chapter 400 and Rule 59A-4 .
Ensure compliance with CMS Emergency Preparedness and Life Safety Code (NFPA 101) .
Maintain and test the Emergency Environmental Control Plan and generator systems.
Support readiness for AHCA and CMS inspections, audits, and surveys.
Uphold all CMS standards related to safety, environment, and resident quality of life.
