Overview
We are seeking a strategic, results-driven Director of Real Estate to lead the execution of our national real estate strategy in a dynamic, growing multi-site healthcare retail environment.
This role is responsible for driving the sourcing, negotiation, pipeline management of real estate activities-as well as being a critical stakeholder in shaping growth strategy and fleet optimization-to support organizational growth and operational excellence.
The ideal candidate will bring deep expertise in real estate strategy, a track record of successful multi-state site expansion, and a strong understanding of the retail and real estate industries, and how medical-retail is best positioned and drives value in commercial real estate.
Responsibilities
Strategic Planning & Execution
Partner with cross-functional senior leaders to develop and execute a comprehensive real estate strategy aligned with the company's growth objectives and market expansion goals.
Work closely with leaders of Real Estate Strategy & Analytics, Finance, Operations, and Sales to model and forecast financial impacts of proposed strategies.
Conduct market analyses to identify optimal locations for new clinics, relocations, and consolidations based on demographic, competitive, and financial data.
Site Selection & Development
Lead all aspects of new site development, including site identification, due diligence, and negotiation of leases or acquisitions.
Collaborate with cross-functional teams to ensure alignment and operational readiness for each new site.
Lease Management & Negotiation
Lead negotiations for all real estate related matters and work closely with lease administration and legal partners in document creation, negotiation, and management. Create and manage relationships with landlords, brokers, and third-party vendors.
Negotiate favorable lease terms for new and existing locations while ensuring compliance with healthcare-specific requirements and organizational standards.
Portfolio Optimization
Continuously evaluate the performance of the real estate portfolio and recommend strategic actions to optimize cost, efficiency, and accessibility.
Identify opportunities for consolidations, relocations, or closures, and manage change with minimal disruption to operations.
Mentoring
Partner and collaborate with peers to build and manage a high-performing real estate and development team, fostering a culture of accountability, collaboration, and innovation with a growth mindset.
Provide coaching and mentorship to cross-functional team members.
Capital Planning & Budgeting
Partner with Finance, Accounting and Lease Admin to ensure financial oversight of lease obligations.
Qualifications
Minimum Education Required:
Bachelor's degree in real estate, finance, business, or related field.
Preferred:
MBA
Minimum Experience Required:
10+ years of experience in retail real estate, with at least 5 years in a senior leadership role.
Strong track record in site selection, lease negotiations, and portfolio optimization within the healthcare, medical or retail sector.
Deep knowledge of retail market dynamics, commercial real estate practices, and financial modeling.
Strong leadership and team management skills with the ability to influence and collaborate across departments.
Excellent negotiation, communication, and presentation skills is key, as this individual will be meeting and negotiating with landlords, brokers, lawyers and numerous other third parties to get ATI Physical Therapy in the best real estate position possible in each and every location.
In depth knowledge of financial terms and principles, particularly as they relate to the real estate industry, including a thorough understanding of profit and loss statements, cash flows and the ability to understand complex financial models.
Ability to travel as needed.

Knowledge Skills and Abilities:
Business and Financial acumen commensurate with management of a large real estate portfolio
Demonstrated expertise in designing and implementing processes
Excellent analytical skills, including expert proficiency in Microsoft Excel and PowerPoint
Desire to coordinate multiple teams towards one common goal while developing a positive culture within the team
Ability to communicate with and influence all levels of the organization, including senior executive leaders
