Overview
Henley Enterprises, Inc. (and associated entities) is a privately-owned Franchisee of Valvoline Instant Oil Change (VIOC), operating over 265 locations. Compensation range: $200K – $225K based on experience, with bonus potential up to 25%. This is a full-time, exempt (salaried) senior individual contributor role eligible for remote or hybrid work, based out of Henley’s main office in Newton, MA or the west coast office in Southern California. The position is within the Corporate Development department, reporting directly to the Executive Vice President and working closely with the Chief Executive Officer on acquisitions. The Director, Real Estate Acquisitions responsibilities include developing and maintaining relationships with real estate brokers, quick lubes operators and industry contacts, sourcing new store locations and business acquisition opportunities, analyzing target markets and site potential, drafting letters of intent, and overseeing due diligence and closing efforts. The role may provide input to strategic decisions affecting the real estate function and may assume supervisory responsibilities within Real Estate. This position relies on experience in the field and/or related areas and judgment to plan and accomplish goals. Key Responsibilities
Relationship Management
Provide regular updates to senior leadership Communicate effectively with internal and external partners involved in real estate and business acquisition processes
Acquisitions
Develop and maintain relationships with real estate brokers, quick lube operators and industry contacts critical to the Company’s growth Build a strong pipeline of new store locations and acquisition opportunities and execute transactions aligned with growth strategy Coordinate drafting and negotiation of Letters of Intent, Purchase & Sale and Asset Purchase Agreements with Legal Oversee due diligence and closing efforts Partner with Legal, Construction, Finance and Operations to ensure execution readiness at each stage Seek ways to improve efficiency and effectiveness of site selection and acquisition processes Travel regularly to gather market intelligence and maintain visibility in markets where the Company operates
Qualifications
Ability to effectively communicate with senior management, peers, real estate brokers, and industry partners Self-driven, initiative-taking and able to work independently while thriving in a collaborative team environment Ability to identify target markets, analyze trade areas, and evaluate site potential based on key criteria and metrics Strong financial analysis skills Organizational skills with ability to multi-task and manage priorities and deadlines Critical thinking: ability to understand and interpret zoning regulations, easements, CCRs, etc. Reliability and strong follow-through Clear and concise written and verbal communication People skills to work effectively with internal and external partners Education and Experience
Bachelor’s degree in real estate, business or related field, or comparable work experience in Commercial Real Estate 5–7 years in retail real estate with proven market planning, site selection and dealmaking experience Environment, Physical & Travel Requirements
