Job Description Summary
This strategic, proactive, and results-driven marketing professional manages marketing efforts for over 100 Enterprise-managed communities in Maryland, Virginia, Washington DC, and Pennsylvania.
The Director, Marketing leads the creation and execution of marketing initiatives that drive demand and strengthen occupancy across Enterprise’s portfolio of communities. This role is responsible for developing and implementing marketing plans that generate qualified leads, creating compelling messaging and materials that position our communities as a great place to live, and designing channel-specific strategies for property websites, email, advertising, and social media. A key focus is on attracting and converting prospects into residents through creative, data-driven campaigns and a strong digital presence. The Director also ensures marketing efforts are scalable, measurable, and aligned with portfolio and property-specific goals, while providing leadership and direction to their team.
Working in close collaboration with the Sr. Director of Operations Support, Property Management and reporting to the Vice President, Marketing, this role is critical to achieving and sustaining strong occupancy, supporting lease-up success for new communities and redevelopments, and elevating the brand presence of our communities. Key Responsibilities
Portfolio Management
Manage prospect cultivation and property marketing strategies across a portfolio of 100+ communities, tailoring efforts based on property performance, audience demographics, and local market conditions.
Identify and recommend scalable marketing approaches that enhance portfolio-wide effectiveness, adapt to the unique needs of each community, and streamline execution to increase efficiency.
Collaborate cross-functionally with property operations and asset management teams to ensure that marketing strategy is aligned with occupancy goals and business objectives.
Manage and develop property marketing staff, providing direction, mentorship, and accountability.
Advertising and Campaign Execution
Develop and oversee creative, cost-effective advertising campaigns that go beyond standard Internet Listing Services (ILS) by leveraging outreach marketing, local partnerships, social media, and digital tools.
Negotiate and manage contracts for ILS and other advertising vendors, ensuring the portfolio receives strong value and performance.
Track and report advertising effectiveness, optimizing spend and strategy based on performance metrics.
Marketing Plans and Leasing Strategy
Monitor portfolio-wide occupancy trends and proactively identify underperforming properties in need of strategic support.
Create customized marketing plans for prioritized properties, incorporating comps, local market trends, and property-specific needs.
Partner with colleagues across the residential team to identify properties with marketing-related leasing challenges and propose solutions.
Lease-Up and Development Support
Create and execute robust marketing playbooks for new construction and redevelopment lease-ups, ensuring strong pre-opening interest and early momentum.
Design and manage pre-leasing campaigns and community launch strategies to create excitement about new properties.
Collaborate with real estate development, property management, communications, and events teams to build buzz during the construction phase through visuals, email campaigns, and exclusive previews.
Measure and report on results during all phases of lease-up to inform ongoing improvements.
Product Marketing and Brand Positioning
Provide product-level marketing insights, including competitive landscape reviews, rent positioning recommendations, and amenity differentiation.
Conduct market and trend analyses to support decisions on rent growth, property upgrades, and repositioning strategies.
Partner with the revenue manager to assess pricing and make recommendations using data from surveys, comps, and market analytics.
Digital Strategy and Online Presence
Drive engagement and conversions across all digital property listings, advertising, and websites, ensuring accurate, up-to-date information and compelling content.
Develop and advance social media strategy. Manage the residential Facebook presence, monitor and respond to resident reviews, and direct initiatives to improve Google reviews.
Analyze digital traffic and engagement metrics to inform ongoing content and platform strategies. Develop and distribute reports as scheduled.
Oversee production of our monthly leasing-focused e-newsletter spotlighting available units, new communities, and special promotions .
Creative and Collateral Oversight
Develop inspiring messaging and marketing materials that drive action and aligns with organizational brand standards.
Lead the creation of collateral, delivering a core set of property marketing materials, along with protocols and templates for fact sheets, flyers, branded signage, etc.
Manage photography and videography efforts to ensure assets reflect community identity and brand standards.
Qualifications
Bachelor’s degree in marketing, communications, business, or a related field required, advanced degree a plus
7–10 years of experience and a proven track record in multifamily, affordable housing marketing
Demonstrated experience marketing large multi-market portfolios with diverse property types and performance challenges
Proven success developing and executing marketing strategies that improve occupancy and drive lease-up performance
Ability to balance strategic thinking with hand-on execution in a fast-paced environment
Strong background in lead generation, campaign development, and audience engagement strategies
Highly skilled in digital marketing platforms and property marketing tools, including Yardi, Rent Café, content management systems, real estate listing/advertising platforms, email, and social media platforms
Exceptional communication (written and verbal), analytical, and organizational skills
Skilled at leading and developing teams, fostering growth and accountability in direct reports, and influencing cross-functional stakeholders
Knowledge of fair housing laws and regulations

Enterprise offers a comprehensive total rewards package for you and your family.
The base salary for this role is $120,000 to $130,000, depending on level of skills and experience.
The salary range for this position is represented by the low and high end of the range for the amount to be paid for the position. Salaries paid at Enterprise will vary based on factors that may include skills, education, location, experience, and performance. The salary range is just a part of the total rewards package provided to employees at Enterprise, and other rewards may include annual performance bonuses and generous paid leave programs.
