About the Role
We are seeking a Director of Property Management to lead single-family rental operations across multiple U.S. markets. This is a senior leadership role responsible for scaling systems, building high-performing teams, and driving portfolio profitability while delivering an excellent resident experience.
You will oversee leasing, resident services, maintenance, turns, and financial performance. The role combines strategic leadership with hands-on execution and requires someone who thrives in a fast-paced, entrepreneurial environment. You'll report directly to ownership and play a critical role in shaping both daily operations and the company's long-term trajectory.
Key Responsibilities
Lead and optimize property management operations across multiple U.S. markets. Mentor and grow a distributed team (in-office, remote, and in-market staff). Own company KPIs: occupancy, NOI, expense control, and resident satisfaction. Oversee leasing, renewals, collections, maintenance, and resident experience. Implement technology and systems to streamline and scale operations. Manage vendor relationships, compliance, and standardized processes. Balance resident-first service delivery with strong investor returns and reporting. Requirements 7+ years in residential property management, ideally with an owner-operator. Proven success in a Regional Director, Director, or Head of Property Management role. Experience scaling operations, optimizing systems, and building new processes. Strong leadership of distributed, multi-market teams. Tech-forward and data-driven, with experience in AppFolio, Buildium, or similar platforms. Knowledge of Texas property management laws; multi-state experience preferred. Entrepreneurial, execution-driven, and detail-oriented. Preferred Qualifications Experience at a high-growth or early-stage real estate organization. Consultative sales skills with a focus on long-term resident retention. Strong change management experience and ability to inspire distributed teams. Compensation & Logistics $105,000-$130,000 annual base salary + $20,000 performance-based bonus. Equity or profit-sharing potential. Competitive benefits package (health, dental, vision, 401k, disability insurance). On-site in Austin HQ, with the option to work from home one day per week.
