BASIC FUNCTION:
To plan, organize, supervise, coordinate and control the activities of the plant operations and maintenance functions which are necessary in maintaining the physical structures, HVAC, mechanical, electrical systems, utilities and grounds of this hospital in an operative and safe working condition. The Director of Facilities Management shall be accountable to the Chief Executive Officer for planning and maintaining an effective organization, for administering labor and material controls, for training of maintenance personnel in safety and for effective management practices.
JOB DUTIES:
1. Monitors departmental personnel matters to include interviewing and the hiring of new staff, training, evaluating work performance, promotion, counseling, discipline and termination. Directs the grievances of employees to the Personnel Director for final disposition.
2. Develops, evaluates and implements departmental policies and procedures, goals and objectives, and standards of work for the maintenance and repair of medical equipment, buildings and building systems.
3. Participates in the development and application of standards of quality and productivity for the Facilities Management Department.
4. Administers and implements a preventative maintenance program to ensure uninterrupted operation of the entire physical plant. Monitors its applications to assure maximum effectiveness and provides appropriate documentation of the same.
5. Coordinates the repair of equipment or recommends the replacement of or additions to equipment or physical plant as necessary.
6. Works closely with other departments and administration. Negotiates priorities, plans work schedules, makes job assignments, orders needed materials, supplies and parts. Recommends the use of outside specialty contractors as circumstances indicate.
7. Schedules and supervises maintenance repair work, alterations, remodeling, minor construction and the checkout, installation and servicing of mechanical and electrical equipment and building systems.
8. Maintains an inventory of parts and supplies to maximize the operational readiness of hospital building systems and equipment with due respect to the limitations of cost, regulations and relative priorities.
9. Responsible for the selection and coordination of all maintenance service contractors and ensures all contractual provisions are met along with established codes.
10. Responsible for developing the annual operating budget, which includes personnel, equipment, materials utilities and supply needs. Continues to monitor budget after adoption.
11. Performs preventative maintenance program of the fire alarm system according to National Fire Prevention Association criteria. Responsible for the development of policies and procedures relative to fire and safety.
12. Maintains personnel files and records, audits timecards and prepares statistical and operating reports.
13. Oversees the daily performance and grounds care of the hospital to ensure a uniform and satisfactory landscaped appearance.
14. Participates in performance improvement and information management programs.
15. Demonstrates knowledge and is able to identify each patient’s age-specific needs to promote a safe environment needed by the patient group.
16. Maintains compliance with JCAHO state and local standards and regulations.
17. Responsible for checking emails and online learning assignments on a regular basis.

AGE APPROPRIATE CARE:
Colleague has been instructed to provide customer service and to interact with age groups as related to the department's general client population, including the use of appropriate interventions, communication and skills to match the age and/or abilities of the patient/family.
EDUCATION, TRAINING & EXPERIENCE:
Minimum of an Associate's degree (AA) or equivalent from a two-year college or technical school; or 3 to 5 years of related experience and/or training; or equivalent combination of education and experience. High School graduate or equivalent.
Must be computer-literate to complete task(s) as required. Such as MediTech (Hospital Support Software), Halogen (performance appraisal system), Relias (education system), ability to retrieve e-mails, complete online enrollment for health insurance/benefits and any other programs as assigned
Must be at least 21 years of age and have a minimum of two years' licensed driving experience to be a driver for hospital-owned vehicles.
Prefer CIDE certification within three months of hire.
