Duties and Responsibilities
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Lead the maintenance, grounds, and custodial supervisors and coordinate their activities with the Work Control Center and other departments.
Serve as primary back up to the Senior Director, Facilities Operations.
Develop and administer a preventive maintenance program that meets the long-term requirements of the University.
Review all work performed by the custodial, grounds, and maintenance employees and/or hired contractors for quality, budget and performance to schedule. Engage with customers to ensure their needs and expectations are met within agreed upon terms and resources provided.
Direct, evaluate, and administer all aspects of personnel management for the department.
Develop and manage assigned budgets to maximize the effectiveness of resources within spending limits.
Develop specifications for maintenance work and projects to be performed by hired contractors.
Perform condition surveys of buildings, structures, and equipment and schedule repairs as required.
Supervise the maintenance and repair operations for all University vehicles.
Establish work standards to ensure maximum output of effort; review work accomplished to ensure compliance and quality standards are met.
Provide necessary support and liaison to other related departments.
Maintain accurate data records for campus buildings and systems.
Operate, maintain, and repair the plumbing, electrical, and HVAC systems from the individual utility stop valves throughout the rest of the building or facility.
Generate performance reports and implement programs to improve the services provided based on report findings.
OTHER DUTIES AND RESPONSIBILITIES:
Establish and maintain a positive communication network within the maintenance and repair section and throughout the various departments serviced by Facilities Operations.
Serve on University committees and represent Facilities Operations’ interests as appropriate and required.
Perform other duties as assigned.
LICENSES, TOOLS, AND EQUIPMENT:
Personnel computers, printers; word processing and database management software; valid driver’s license.
Required Qualifications REQUIRED :
1. Bachelor’s degree in engineering, science, management, business, project management, or related field.
2. Minimum seven years of experience in supervising maintenance trades personnel.
3. Demonstrated knowledge of the methods and materials utilized in maintenance and repair operations, custodial operations, grounds maintenance, new construction, and building modifications.
4. Demonstrated working knowledge of the federal and state laws and regulations that pertain to facilities management.
5. Demonstrated experience writing open bid specifications and preparing drawings for projects and service contracts.
6. Demonstrated strong interpersonal and verbal communications skills.
7. Demonstrated proficiency in written communication skills.
8. Demonstrated administrative and leadership skills.
9. Demonstrated knowledge of basic and applied engineering principles related to general repairs.
10. Demonstrated ability to interpret institutional policies, plans, objectives, rules and regulations, and to communicate the interpretation to others.
11. Demonstrated experience utilizing data/reports from a Computerized Maintenance Management System (CMMS).
12. Demonstrated ability to prepare and present detailed studies and reports, including recommendations concerning the substance of the studies and reports.
13. Demonstrated ability to work with diverse groups/populations.
14. Valid driver’s license.
Preferred Qualifications PREFERRED :
1. Master’s degree in engineering, science, management, business, project management, or related field.
2. Registration as a Professional Engineer or Certification as a Construction Project Manager.
3. Demonstrated knowledge of labor relations and contract administration.
