Join to apply for the Director, Community Asset Management role at Invitation Homes The Director of Community Asset Management will report to the Senior Director or VP, Community Asset Management and work closely with the members of the IMG senior management team and business stakeholders within the company to develop and execute the asset management strategy for all rental communities and 3PM/JV properties under management. Responsibilities Work with the business unit leader to provide strategic management of Rental Communities and scattered site 3PM/JV properties Work with stakeholders to identify and develop strategic lease-up activities for newly delivered communities Measure and drive community performance and KPI’s to present to senior management and/or external clients Actively engage in acquisition/underwriting efforts and due diligence in collaboration with other groups within IMG. Key tasks include approving proforma rents and underwritten cash flows Develop annual business plans for Communities Oversee to achieve outperformance by communicating effectively with the operations, revenue management, marketing, investments, accounting and tax groups Develop market and competitive analysis Maintain effective market knowledge on acquisitions and dispositions for rental communities to assist in intelligence gathering Create a collaborative work environment with internal counterparts and external clients to serve the company’s best interests Identify all critical business initiatives outside of normal department day-to-day activities and drive implementation and stabilization of same Recommend and drive process improvement opportunities within the department across critical business initiatives Participate in oversight of third-party vendor contracts and budgeting related to communities Assist senior management team with developing and implementing new growth initiatives Monitor monthly department financial reports against budget and summarize any material variances to CIO and/or external clients Collaborate with internal business units to build out community level and 3PM/JV reporting in systems like Tableau, Yardi, and Salesforce that mirror internal reporting and can be provided on demand to both internal and external stakeholders Stay abreast of changes in relevant laws and regulations affecting leasing and property management, and when changes are implemented for Invitation Homes, provide updates and details on necessary policy and procedure adjustments to ownership Act as main point of contact for local market teams for community and 3PM/JV related matters Provide direct management and oversight of 1-2 individuals Education and/or Experience B.A. or B.S. required 5-7+ years of experience in residential asset management. Single-family rental and/or community asset management experience a plus Experience overseeing a team of 2 or more direct reports Experience overseeing a portfolio of 5,000+ rental assets across multiple markets Required Licenses Or Certifications None Skills/Knowledge Excellent communication (oral and written) skills Sound judgment and swift decision-making skills, including the proven ability to prioritize and multi-task in a fast-paced environment Strong attention to detail and accuracy Strong work ethic and proven ability to work successfully as a member of a high-functioning team Aptitude with computers, internet search applications, MS Office Competency in key property management and reporting systems including Salesforce, Tableau, Yardi Ability to work independently with general supervision Ability to effectively communicate with a diverse workforce Other Requirements Must maintain professional appearance Ability to be at work on a regular and consistent basis; overtime may be required for this position Physical and Mental Demands This position will involve long hours sitting and using office equipment and computers. The position may also entail light lifting of supplies and materials occasionally, up to and including 20 pounds. Salary Range The salary range for this position is: $98,775.00 - $171,210.00, plus individuals may be eligible for an annual discretionary bonus. Actual compensation within the range will be dependent upon the individual's skills, experience, qualifications, location, and applicable employment laws.
