Description
We are working with a Developer based in the Caribbean who are constructing large affordable housing projects (over 2000 homes). This is a critical position for the Company and requires an experienced individual who has prior experience working in the Caribbean in a senior Development capacity.
In addition, the candidate should have the following knowledge, experience and skills:
Knowledge:
An experienced professional with a thorough understanding of the entire development process from start to finish. From land acquisition, feasibility studies, concept design through to execution and handover.
Understanding of the particular constraints within which government transactions must be undertaken.
An understanding of the range of deal structures available to deliver mixed-use schemes.
Knowledge of conditions in the national, regional and local property markets.
Commercially strong and technically able to deliver complex mixed-use schemes.
Understanding of development partnerships and joint ventures arrangements.
In depth knowledge of national property markets.
In-depth knowledge of site appraisal and development financing.
Experience:
Prior experience in working in the Caribbean, ideally in Jamaica at a senior level.
Have successfully managed at least two housing projects of over 800 units.
5+ years experience in position of Development Director.
At least 15 years experience in the development industry.
Cross-sector experience, including a significant amount of commercial experience.
Significant experience of leading on the identification, appraisal and acquisition of sites for mixed use development.
Demonstrable commercial awareness of the property market, market norms and best practice.
Experience of the successful delivery of mixed-use schemes.
Skills (Communication & Technical):
An ability to manage projects and articulate the current status, future risks and likely delivery timescales.
An ability to chair meetings and clearly communicate the status of any project to any level.
Client management, able to demonstrate strong working relationships with clients.
Display tact and diplomacy when managing difficult situations.

Involves partners to ensure that the necessary support is gained to successfully complete the project.
An understanding of all technical aspects of development delivery.

Possess strong IT capabilities in Microsoft packages.

Salary: USD 170k – 180k per year depending on experience.
