Duties and Responsibilities (Essential Functions): Analyze and prioritize work orders; determine whether routine or major repairs are necessary; plan work methods and work flow; and assign work to individual technicians or work crews Observe, inspect, evaluate, and manage the work of subordinate technicians Monitor work orders for the appropriate use of time and materials Confer with the Director of Maintenance & Physical Plant in preparing specifications for materials, equipment, and supplies needed for the installation or major renovation of various university facilities. Schedule preventative maintenance for all power, mechanical, and electrical equipment. Supervises and leads construction projects as needed Knowledge of ADA compliance with new and existing facilities Timely completion of reports and communications All other duties assigned by the Director of Maintenance & Physical Plant. Additional Duties and Responsibilities (Non-Essential Functions): May serve on departmental committees as required Promote and enforce university safety policies and regulations
Requirements:
Job Qualifications/Requirements: High school diploma or equivalent (some college preferred) Five years of maintenance experience in a similar facility Experience maintaining boilers (and associated equipment), air conditioning systems, refrigeration equipment, and electrical systems (up to and including 3-phase 440 volts) Thorough knowledge of the methods, techniques, materials and equipment used in the installation, maintenance, and repair of plumbing, carpentry, electrical and air conditioning, fixtures, and related systems Good computer skills and excellent communication, interpersonal, and team building skills Valid state-issued driver's license Must be able to give and receive written and oral instructions, read and understand operating and safety manuals, and read and work from blueprints Time management, the ability to cope with multiple interruptions, and working under the pressure of deadlines Working Conditions: Full time, M-F, 7:30 am- 4:30 pm, with some weekend and overtime required. May work in inclement weather and extreme temperatures, and be exposed to dust, dirt, and other foreign substances. May work in enclosed spaces and at heights (30 feet).
